Do you have a goal?

Hi everyone,
Today I am going over and finalizing my goals for 2012. for the first time I have actually written them down, I have a road map on how to achieve them and I am finishing my vision board for 2012. I have decided that I am going to take it one day at a time, instead of looking at the HUGE goal, I have broken it down to smaller pieces, and I have to say that it's amazing when you do break it down, you see how attainable the goal really is. So best of luck to all of us that have set goals for ourselves in 2012. and if you need an accountability partner it this, please feel free to contact me.

Make a Pain Free Resolution!

INSPIRATION FOR TODAY:

"We shall do much in the years to come, but what have we done today?
We shall give our gold in a princely sum, but what did we give today?
We shall lift the heart and dry the tear,
We shall plant a hope in the place of fear,
we shall speak the words of love and cheer, but what did we speak today?"

- Nixon Waterman

MAKE A PAIN-FREE RESOLUTION!

So . . . we're into the second day of our new year. How are your new year's resolutions holding up? You've added some new ones, and rejuvenated the one from last year about losing weight. You've got some big plans for this year.

Having major goals like increasing sales, saving for a big trip, or buying a new vehicle is admirable. They'll require considerable time and effort to pull off, but think how good you'll feel when you achieve them. Now, why not add a few small ones to your list - the ones that require no effort.

First, add praise to your list. Praise comes in small packages. A simple "thank you" to a clerk or friend is praise for their help. A simple pat on the back accompanied by "You're the best!" will brighten someone's entire day.

Next, give something away every day. That something might only be a spare 25¢ dropped in a jar at the convenience store for a local burn victim. It might be an item of clothing rescued from the back corner of your closet. It might be two hours of your time at a local soup kitchen. No matter what the gift, add this habit to your daily activities. At the end of the year, you will have affected many lives.

Send a smile toward those who frown. Talk positively to those who would rain on your parade. Say "Yes!" when asked for a favor. Kiss your loved ones like you mean it. Ask a friend, "Is there anything I can do for you?" or "How can I help?"

Keep it simple, but do it often - and keep it to yourself. A year from now it will be impossible to tally the impact you have had on your world. Isn't it about time we all made this resolution?

Make it a great Day!

The Worry Tree

The Worry Tree

The Carpenter I hired to help me restore and old farmhouse had just finished a rough first day on the job. A flat tire made him lose an hour of work, his electric saw quit, and now his ancient pickup truck refused to start. While I drove him home, he sat in stony silence.

On arriving, he invited me in to meet his family. As we walked toward the front door, he paused briefly at a small tree, touching the tips of the branches with both hands. When opening the door, he underwent an amazing transformation. His tanned face wreathed in smiles and he hugged his two small children and gave his wife a kiss.

Afterward he walked me to the car. We passed the tree and my curiosity got the better of me. I asked him about what I had seen him do earlier.

'Oh, that's my trouble tree,' he replied. 'I know I can't help having troubles on the job, but one thing for sure, troubles don't belong in the house with my wife and the children. So I just hang them on the tree every night when I come home. Then in the morning I pick them up again.'

'Funny thing is,' he smiled, 'when I come out in the morning to pick 'em up, there ain't nearly as many as I remember hanging up the night before.'

Make it a great day!

Holiday Rush

Hi Everyone,
I cannot believe it but it seems like those thinking of selling their home are in the Holiday Rush! I have had several calls about those wanting to list their home and they are not thinking "After the Holiday". they are moving right along and going ahead and getting their homes on now. This is a great idea, because when most people are thinking about taking their homes off the market, they will go on with less competition and their showings will be from serious buyers! We are listing three homes next week (watch for pictures) and we received a contract on one of our listings today, we wrote two contracts on listings this week, so Don't let the holidays slow you down. Real Estate is going on NOW! I hope everyone is having a great December so far. and we at Pam Schroeder & Associates wish you a very Merry Christmas!

Putting your home on the Market During the Holiday Season

HI,
Today I want to talk about putting your home on the market during the holidays and winter months, some agents will say that you should wait until the beginning of the year, or pull your home off the market during the holidays etc.
Well I feel it's a great time to sell your home, I have had the biggest months of sales in my career in Nov, Dec and even January.
Although your showings will slow down during the winter months, the showings that you do get will be serious buyers, so you will not have tire kickers in your home during this time of the year, and since most people think about taking their home off the market, your home has less competition. Let's face it, who wants to move in the cold weather and one of the busiest times of the year! "Some one who has to find a home" So if you considering putting your home on the market, don't wait! but I would recommend that you have your home photographed before the holiday decoration start going up.

Merry Christmas and Happy New Years!

Blessings

MLS Only Agent!

Hi Everyone,
Today I would like to talk about Sellers wanting to save money and only find an MLS listing agent. meaning that they pay a small flat fee to "STICK" it in the MLS system in hopes that another agent will show the property and write a contract. although that can work, but what happens when you do get a contract? since the agent only stuck it in the MLS and is not getting paid anymore money, more often than not, The seller is stuck with working the contract, building inspections, city inspections, Title company and so on.  So in essence no one is really working for the seller. This is not only a bad idea, but a risk!  The buyers agent works for the buyer, and does not work for the seller. so in that case, the seller is left vulnerable at best.  Trying to save money on the front end will undoubtedly cost more in the end.

its housing suicide with today's real estate to only want your home in the MLS system,  In Most cases a person's home is the biggest investment they have and It baffles me why someone would take that and risk losing money just to think they are saving???  It is better to find a qualified full service real estate agent to get your home sold for the highest amount of money in the shortest amount of time and you will be amazed at the stress, money and time you will save. anyway, that's my thoughts today

Make it a great day!

Blessings
