TIPS TO SELL YOUR HOME FOR TOP DOLLAR!

Despite the market conditions, homes are still selling and some homeowners have been able to successfully beat the odds and sell for top dollar.  To model the success of these homeowners lets look at five steps to achieve your goal of selling for top dollar..

1- PRICE YOUR HOME AGGRESSIVELY!
Setting the right price for your home is the single most important decision you will make when you decide to sell. Go too high and you risk turning off every buyer in the marketplace, go too low and you leave money on the table.

2-HIRE AN AGGRESSIVE LISTING AGENT
Not all listing agents are created equal. To find an aggressive full time agent, take the time to research the market, talk to friends, neighbors, and colleagues about who they recommend, and interview a few agents before making a hiring decision. Don't hire and agent just because they tell you what you want to hear. Make sure your agent gives you a true picture about values in your marketplace, even if you don't want to hear it. In addition, be sure to come to an agreement about a specific, documented marketing plan before signing a long term listing agreement.

3- STAGE THE HOME AND USE CURB APPEAL
Buyers will not pull the trigger unless they become emotionally invested in your home. to help build a stronger first impression, start from the outside first by working hard to improve your home's curb appeal. Remove the weeds, plant fresh flowers and spruce up your exterior paint if needed. Next move inside and stage each space by creating a focal point and a story for each room. A set dining table, a book by the bed or a game in the kids room are all simple examples of staging

4- OFFER INCENTIVE AND PRE-PAIDS
A buyer who has narrowed their search down to two or three top choices may need a little push to motivate them to take action.  to encourage buyers, many sellers offer incentives like buying the interest rate down on the purchaser's loan, paying for closing costs, inspections, or repairs, or providing allowances or credit for home upgrades after closing. In addition, many sellers prepay for services like internet service for a year, taxes, homeowners association dues, or even golf club membership.

5- GET PRE-INSPECTIONS
Many sellers do pre-inspections of the home to provide buyers with a clear whole home inspection or pest and radon inspections. It's often easier and cheaper to do needed repairs in advance than trying to negotiate them later with an emotional buyer.

Do you have a goal?

Hi everyone,
Today I am going over and finalizing my goals for 2012. for the first time I have actually written them down, I have a road map on how to achieve them and I am finishing my vision board for 2012. I have decided that I am going to take it one day at a time, instead of looking at the HUGE goal, I have broken it down to smaller pieces, and I have to say that it's amazing when you do break it down, you see how attainable the goal really is. So best of luck to all of us that have set goals for ourselves in 2012. and if you need an accountability partner it this, please feel free to contact me.

***WHAT YOU GET BY ACHIEVING YOUR GOALS IS NOT AS IMPORTANT AS WHAT YOU BECOME BY ACHIEVING YOUR GOALS!. Zig Zigler

Make is a great day!

Make a Pain Free Resolution!

INSPIRATION FOR TODAY:

"We shall do much in the years to come, but what have we done today?
We shall give our gold in a princely sum, but what did we give today?
We shall lift the heart and dry the tear,
We shall plant a hope in the place of fear,
we shall speak the words of love and cheer, but what did we speak today?"

- Nixon Waterman

MAKE A PAIN-FREE RESOLUTION!

So . . . we're into the second day of our new year. How are your new year's resolutions holding up? You've added some new ones, and rejuvenated the one from last year about losing weight. You've got some big plans for this year.

Having major goals like increasing sales, saving for a big trip, or buying a new vehicle is admirable. They'll require considerable time and effort to pull off, but think how good you'll feel when you achieve them. Now, why not add a few small ones to your list - the ones that require no effort.

First, add praise to your list. Praise comes in small packages. A simple "thank you" to a clerk or friend is praise for their help. A simple pat on the back accompanied by "You're the best!" will brighten someone's entire day.

Next, give something away every day. That something might only be a spare 25¢ dropped in a jar at the convenience store for a local burn victim. It might be an item of clothing rescued from the back corner of your closet. It might be two hours of your time at a local soup kitchen. No matter what the gift, add this habit to your daily activities. At the end of the year, you will have affected many lives.

Send a smile toward those who frown. Talk positively to those who would rain on your parade. Say "Yes!" when asked for a favor. Kiss your loved ones like you mean it. Ask a friend, "Is there anything I can do for you?" or "How can I help?"

Keep it simple, but do it often - and keep it to yourself. A year from now it will be impossible to tally the impact you have had on your world. Isn't it about time we all made this resolution?

Make it a great Day!

The Worry Tree

The Worry Tree

The Carpenter I hired to help me restore and old farmhouse had just finished a rough first day on the job. A flat tire made him lose an hour of work, his electric saw quit, and now his ancient pickup truck refused to start. While I drove him home, he sat in stony silence.

On arriving, he invited me in to meet his family. As we walked toward the front door, he paused briefly at a small tree, touching the tips of the branches with both hands. When opening the door, he underwent an amazing transformation. His tanned face wreathed in smiles and he hugged his two small children and gave his wife a kiss.

Afterward he walked me to the car. We passed the tree and my curiosity got the better of me. I asked him about what I had seen him do earlier.

'Oh, that's my trouble tree,' he replied. 'I know I can't help having troubles on the job, but one thing for sure, troubles don't belong in the house with my wife and the children. So I just hang them on the tree every night when I come home. Then in the morning I pick them up again.'

'Funny thing is,' he smiled, 'when I come out in the morning to pick 'em up, there ain't nearly as many as I remember hanging up the night before.'

Make it a great day!
Blessings,

Holiday Rush

Hi Everyone,
I cannot believe it but it seems like those thinking of selling their home are in the Holiday Rush! I have had several calls about those wanting to list their home and they are not thinking "After the Holiday". they are moving right along and going ahead and getting their homes on now. This is a great idea, because when most people are thinking about taking their homes off the market, they will go on with less competition and their showings will be from serious buyers! We are listing three homes next week (watch for pictures) and we received a contract on one of our listings today, we wrote two contracts on listings this week, so Don't let the holidays slow you down. Real Estate is going on NOW! I hope everyone is having a great December so far. and we at Pam Schroeder & Associates wish you a very Merry Christmas!

Blessings
Pam Schroeder
